    Three-in-one commercial and industrial building goes on the market for sale or lease

    A high-profile corner site retail showroom, office, and light manufacturing complex in South Auckland has been placed on the market for sale or lease.

    The two storey property at 495 Great South Road in Penrose sits on 1070 square metres of land and features a 406 square metre showroom on the ground floor, with 188 square metres of office space above, and 60 square metres of basement storage and light industry capacity underneath. The location has car parking for 15 vehicles.

    Built in the 1980s, the property is only a few hundred metres from State Highway One via the Ellerslie/Penrose interchange, with Great South Road one of the busiest arterial routes in New Zealand linking Newmarket with the southern industrial centres of Onehunga, Penrose and Manukau.

    The property is being marketed for sale through Mike Adams and James Hill of Bayleys Auckland, in a tender process closing on July 17. The property features in the latest edition of Bayleys Total Property portfolio and is being sold with a vacant possession, with the vendors preferred settlement date being November 1.

    Mr Adams said the premises would suit either an owner/operator looking for the triple needs of a showroom, light industrial facility, and office space, or could be bought an investor looking for the reassurance of being located in a low-vacancy industrial precinct. The property has a built-in safe on the ground floor as a remnant of its previous incarnation as a bank.

    Banks are known for undertaking considerable geographic due diligence and location research before opening suburban branches. That process was obviously completed at 495 Great South Road in the 1980s before the rationalisation of banking groups networks in the 2000s, he said.

    Appreciating that research, its easy to understand why the corner location on Great South Road was identified, and then supported with ample easy-access parking off Greenpark Road. The buildings construction methods are also indicative of the high standards sought by banks as tenants.

    Mr Adams said the dual-use nature of the property easily lent itself to becoming the head office for a company with brands or products requiring a public-facing showroom facility, supported by the commercial requirements of housing administrative staff on site. This flexibility was also further enhanced with the buildings owner considering both outright sale or leasing proposals.

    The basement level also provides the benefit of a small production plant away from public sight and hearing, yet within the same building should public or trade customers require product repairs or specialised orders direct from the manufacturer, Mr Adams said.

    LINCOLN The firm selected in January to provide architectural services for the new Central Nebraska Veterans Home in Kearney is set to begin work, according to a press release from the Nebraska Department of Health and Human Services.

    The state signed the contract this week with Wilkins Hinrichs Stober Architects of Kearney as the lead firm for the project. The Kearney firm won a competitive bidding process to design the $121 million facility.

    According to John Hilgert, director of DHHSs Division of Veterans Homes, it is prudent to complete the next elements of the application to demonstrate both its readiness for federal participation and to ensure a deliberate and thoughtful design.

    The Kearney project was not funded in 2013, when Gov. Dave Heineman selected Kearney for the facility. However, the Kearney project ranks 22nd on a list in which the 21 projects ahead of it received either full or partial funding.

    The state has committed $47 million, the city of Kearney has pledged $10.1 million, and the federal government is being asked to fund the remainder, about $65 million.

    It is very important to start the design work necessary to complete the next step in the grant process, Hilgert said. It has become even more obvious and apparent that federal funding will be forthcoming. When funding is granted, Nebraska will be ready.

    When the selection of Wilkins Hinrichs Stober Architects was announced in January, Hilgert said the firm was uniquely qualified for the project because it has experience in planning and design of more than 100 senior care projects, including facilities specializing in independent and assisted living, skilled nursing care and memory care.

    South-central Nebraska projects include the Grand Island Good Samaritan Village and the Holdrege Christian Homes Assisted and Independent Living facility.

    In addition, Wilkins Hinrichs Stober Architects has experience with the institutional and commercial food service industry and the Kearney Public Schools system and several projects for Central Community Colleges Hastings campus.

    As I said in January, with their 35 years of experience in planning, designing and developing related projects, Im confident the leadership of Wilkins Hinrichs Stober Architects will result in an outstanding new home that will make Nebraska veterans proud, Hilgert said.

    British specialist building services firm Arkoni has expanded into the Irish market via the signing of a joint-venture product partnership with Dublin-based firm Linham Construction.

    The move is the Yorkshire-based firms first foray outside of the UK, although it has completed project work on behalf of Ireland-based clients in the past. The company which has annual sales of around 5m (6.2m) provides various bespoke architectural and metalwork products for commercial, residential and public sector construction projects.

    It specialises in a range of fire-rated and steel glazing systems, installing high-grade fire resistant glazing for buildings, capable of withstanding heat of 1,000 degrees.

    Arkoni has worked on many of Britains most famous buildings including the Tate Gallery, the O2 Arena in London and Manchester Uniteds Old Trafford stadium.

    The companys target in Ireland will be, mainly, on the recovering commercial construction sector.

    The most recent Ulster Bank PMI the lead barometer for the health of the Irish construction sector showed May as being the ninth consecutive month of sectoral growth, with the commercial area leading the recovery.

    We foresee only growth across Ireland in the short-to-medium term, with our profile set to expand in partnership with Linham, commented Arkoni founder and managing director Mark Prentice.

    COMMENTARY In our first quarter, we had strong growth in revenues, which were up 18 percent, and earnings per share, which were up 50 percent. In addition, our backlog grew 28 percent, or $83 million, from the prior-year period, said Joseph F. Puishys, Apogee chief executive officer. That said, our good results were somewhat impacted by the severe winter weather that led to contraction in the Canadian commercial construction market, resulting in a first-quarter loss for our Canadian storefront acquisition rather than the expected profit.

    The severe winter weather early in the first quarter impacted the profit of the entire Architectural Framing Systems segment, he said. This earnings per share impact was offset by the final distribution for a previously discontinued European business, reported as other income.

    I am pleased that revenues grew in all four segments, and backlog grew for all of the architectural segments, said Puishys. Operating income improved significantly in our two largest segments Architectural Glass and Architectural Services, which each had healthy conversion rates. In the Architectural Framing Systems segment, we saw improved earnings in the window business. The Large-Scale Optical segment delivered a 20 percent operating margin after investing for growth, including for capacity, new products and new market sectors.

    With our significant first-quarter backlog growth, solid operational performance and a stronger outlook for Architectural Glass, combined with growth in our end-market sectors that appears sustainable moving ahead, I expect an exceptional year in fiscal 2015, he said.

    Two buildings in Southwest Florida are among the 58 structures nominated for the statewide online Peoples Choice awards competition sponsored by the Florida chapter of the American Institute of Architects.

    The competition highlights the work and importance of Floridas architects.

    The nominated buildings within the Southwest chapter of American Institute of Architects Florida are the Chicos National Support Store Building 10 and the 3333 Building in Naples.

    We are proud of our local community buildings, which are especially important to the areas way of life because they cater to the publics needs, said Stephen Hruby, current president of the Southwest chapter of the institute.

    The public can vote for their favorite buildings at http://www.floridapeopleschoice.org until midnight July 18.

    The results of the voting will be announced July 19 at the institutes convention in Miami.

    Chicos National Support Store Building 10 was designed by GMA Architects. Chicos is a worldwide supplier of private label womens clothing.

    The 3333 Building was designed by architect David Poorman. The mixed-use commercial center on U.S. 41 in Naples is an update to the 1970 structure.
