Cause determined in one of Bradfords weekend fires - April 12, 2015 by Mr HomeBuilder

The cause of a weekend fire has been determined for a house damaged along East Main Street, while officials continue investigating another blaze on Belleview Avenue.

Assistant fire chief Rich Zmuda told The Era on Wednesday the fire at 194 East Main St. on Sunday has been attributed to an improperly installed heater.

The fire happened around 12:40 p.m. Crews made an offensive attack and entered the building, where they found resident James Bush on the back porch of the home, Lt. Greg Lewis of the Bradford City Fire Department said previously.

He informed us there was a heater in the basement, and when we went to enter the basement we found there to be approximately three feet of water on the basement floor, Lewis said. We were unable to access that way, but we were able to open up the first floor, locate the seat of the fire and isolate the fire that way.

Much of the fire damage occurred in the basement and a bedroom on the first floor. Damage had been estimated at roughly $5,000, according to Lewis.

The gas had been shut off from the home, displacing James Bush, Patricia Silsby and a minor, Caleb Leet. The American Red Cross was called into assist the residents. No one was injured in the fire.

Meanwhile, a two-story house that was destroyed on Saturday at 37 Belleview Ave. remains under investigation, according to Zmuda.

The fire was reported around 7 p.m. Saturday, about two hours after property owners Anthony Gryczkowski and Karen Oberst of Yorkshire, N.Y., had left the house, Ridgway-based state police fire marshal Greg Agosti previously told The Era. The duo recently bought the property and were in the process of remodeling the structure.

Agosti ruled out electrical problems as the cause. Damage has been estimated at $50,000.

On Saturday, firefighters arrived on scene to find the first floor heavily involved with thick smoke pouring from the second floor. The crew went in for a defensive attack. In battling the blaze, firefighters found themselves low on water. A fire hydrant nearest to the structure had little water, and there was no room on Belleview Avenue to set up a tanker truck to bring water in. Firefighters hooked up to a red hydrant and used hand lines and a deck gun to keep the fire under control.

Aspen Valley Hospitals next project priced at $48.8 million - April 6, 2015 by Mr HomeBuilder

The next phase of development for Aspen Valley Hospital has a price tag of $48.8 million, with construction on approximately 62,000 square feet of new space set to begin April 20, according to the facilitys chief financial officer.

The hospital has secured building permits for the third phase of construction, which will include roughly 33,000 square feet for such medical services as a new emergency department, a surgery suite and diagnostic imaging; 10,000 square feet for medical office space and 19,000 square feet in basement space for storage and mechanical purposes.

Now, its the responsibility of the hospitals fundraising arm to attract the cash to see the project through to completion. As it stands, the hospital has about $21 million in donations earmarked for the project. Chief Financial Officer Terry Collins said if not another cent were raised, the hospital would dip into its own coffers, but hes not anticipating that. The Aspen Valley Hospital Foundation is on an aggressive fundraising mission to bring in $60 million by the end of 2016 for the facilitys expansion. That campaign began in 2013.

If you take in the $21 million (in donations), that leaves $39 million over the next few years, Collins said. Realistically, we think that money will come in over the next few years.

Like any construction project, the hospital could see cost overruns. An extreme example is occurring on the Front Range, where the construction cost of a new Veterans Affairs hospital in Aurora shot from $328 million to $1.73 billion, Denver media outlets reported last month.

Collins said the third phase of construction, set for the southwest corner of the hospital building, will meet cost projections.

Were not going to have budget overages, he said. Im not going to let that happen.

Collins said unexpected costs arise when infrastructure work takes place. But the second phase saw most of the deep digging, while the upcoming construction wont entail that.

Phase III is much less risky because we did all of the infrastructure, all of the deep digging on Phase II, he said. The risk now of finding some big surprises in Phase III is minimal.

Once again, the hospital has hired Centennial-based Haselden Construction as the general contractor. Haselden completed work on earlier hospital-expansion projects that included the Aspen Birth Center, the Evelyn H. Lauder Patient Care Pavilion and other improvements. Collins said he expects the deal to be formalized in the coming days.

Texas home remodeling projects continued to be popular, profitable in 2014 - April 1, 2015 by Mr HomeBuilder

AUSTIN, Texas, April 1, 2015 /PRNewswire-USNewswire/ -- Home remodeling projects in Texas' major cities continued to be popular and profitable in 2014, according to the 2015 Texas Remodel Valuation Report released today by the Texas Association of Realtors. The report analyzes the recoup costs in 2014 for more than 20 different remodeling projects nationwide, in the West South-Central U.S., and in Austin, Dallas, El Paso, Houston, McAllen and San Antonio.

Scott Kesner, chairman of the Texas Association of Realtors, commented, "With housing demand at an all-time high in Texas, even the smallest remodeling projects can contribute to a home's resale value. Texas homeowners don't have to make a large investment for their home to sell faster or at a higher price."

Four of the five Texas markets in the report showed gains in project recoup costs in 2014, excluding Houston, which showed small declines in recoup cost growth. For the second year in a row, functional remodeling projects were significantly more profitable than upscale remodels and additions.

According to the report, the most profitable remodeling projects were dominated by those that boosted a home's curb appeal. Steel entry door and garage door replacements ranked among the top five projects in most markets, recouping up to 113.2 percent and 107.6 percent of recoup costs, respectively. Siding, roofing and window replacements and a new project, stone veneer accents also frequently yielded higher returns than costs.

Projects that maximized a home's existing square footage and sustainability continued to be popular in 2014, but less so than in 2013. Basement remodels recouped up to 98 percent of project costs, but attic bedroom additions popular in 2013 were no longer a top project. Backup power generators, the most profitable project in the 2014 report, remained a top project in only two markets yet still recouped up to 129.2 percent of project costs.

Conversely, big-ticket projects and upscale additions were increasingly less profitable in 2014. The least profitable project in most markets sunroom additions recouped only between 29.3 percent and 51.8 percent of the total project cost, 10 percent less on average than in 2013.

Kesner concluded, "The most profitable remodeling projects vary not only from market to market, but on a neighborhood-by-neighborhood basis as well. A Texas Realtor can explain which home improvements are typical for a seller's neighborhood and are most popular among area homebuyers, as well as provide recommendations for reputable contractors who perform high quality work."
