    11-01-2012 21:13 January 11, 2012 -- BEIJING -- A development firm in China has erected a 30-storey hotel in just 15 days, or 360 hours. The developer, Broad Group, came under the global spotlight last year when it built a 16-storey residential block in China in just five days. And their latest project, which is located in the south-central Chinese city of Changsha is no less impressive. The 'flat pack' skyscraper was 90% pre-constructed in factories and then put together onsite. It uses one-sixth the materials of a comparable facility and is also an extremely energy-efficient building, combining thermal insulation, triple pane windows, external solar shading, fresh air heat recovery, and LED lighting. It is also earthquake-proof and is said to be able to withstand tremors of up to 9.0. Having perfected their novel approach to construction the company now aims to build another 150 30-storey apartment buildings, hotels and offices in the same manner. It is hoped that the ability to build property so quickly will revolutionize areas where property is in short supply. The company believes that their approach could be used to quickly construct environmentally-friendly homes in over populated urban areas and could also be used in disaster relief to construct new buildings quickly and efficiently.     Orland Park officials have given the go-ahead for construction of an 80-unit senior apartment building on Harlem Avenue.

    Thomas Place of Orland Park would provide affordable housing for area seniors, according to the project’s developers, Ryan Cos. U.S. and Jim Bergman. Tinley Park-based Providence Life Services also will be part of the development team.

    Construction of the four-story building, at the northeast corner of Harlem Avenue and Wheeler Drive, is expected to begin in the spring.

    Orland trustees on Monday approved a pair of motions which finalized development agreements for Thomas Place.

    Age-restriction guidelines require that at least one resident in each unit at Thomas Place be 55 or older, and income restrictions will apply, according to the developers. There will be 25 one-bedroom units and 55 two-bedroom units.

    The monthly rents for the one-bedroom units will range from $355 to $895, and range from $422 to $1,095 for the two-bedroom units, the developers said.

    Ryan officials have said the yearly earnings cutoff for eligible seniors will be 60 percent of the average median income. For single-family occupants, that amounts to an annual income of about $32,000, and roughly $36,000 for couples residing in the facility.

    The complex will not accommodate assisted-living seniors.

    The building is expected to be completed about a year from now, and pre-leasing will begin three months prior to occupancy, according to the developers.

    The Orland Park development is the latest senior housing project in the Chicago area for Ryan Cos. and Bergman. They built Thomas Place apartment buildings in Fox Lake and Glenview, and are under way with a building in Gurnee.

    The project was initially approved by Orland’s planning commission last March, but did not go before the village board until October, as Ryan awaited a state tax credit to help fund the development.

    “The village has been great to work with,” said Richard J. Skrodzki, an attorney representing the developers. “They found us a good site, and have been nothing but helpful in bringing what I think is going to be a great project to the village. So we’re very pleased.”

    Ryan Cos., which built the Brookside Marketplace shopping center in Tinley Park, previously had proposed a similar apartment building for that village, but plans fell through due to funding issues.

One of the issues with cleaning residential buildings is working around the people who live there. You can't start early in the morning and wake them up. And they like you to be gone before they come home to unwind at the end of the day. So flexible scheduling is critical to keeping everyone happy. You need the extra capacity to schedule a full crew -- or sometimes two or three crews -- to get the work done quickly. The residents don't want to see our trucks there for weeks. And it's important to be aware of the people on the surrounding sidewalks and streets. You can't just spray soap and water everywhere! We used a scissor lift wherever we could but sometimes a ladder was the only way to reach without damaging the trees and shrubs. We also had to make sure the materials we used to remove stains didn't hurt any of the plants, either. There are many important details to watch so the job goes smoothly. Having pressure washed many buildings up to 10 stories tall -- makes it much easier to know what to look for.     Progress Report: Apartment building boom caters to college students - February 3, 2012 by Mr HomeBuilder

    SPRINGFIELD, Mo. -- Growing universities like Drury and Missouri State Universityare stretching to make sure there’s enough space for students to learn and live.  Now, outside developers are stepping up, moving dirt, and building walls to meet the housing demand.

    “I am pleased to see the private developers stepping forward to and doing what they are doing,” said Earle Doman, MSU’s vice president of student affairs.

    MSU is surrounded by several new student housing construction projects.  However, none of them are undertakings of the school itself.  Still, school offficials say the new apartments could help alleviate dorm room shortages on campus.

    Right now, at least six student-oriented apartment buildings are under construction in the center part of town.  They include the $4 million Beacon Park and the four-story Bear Village. These places won’t offer dorm life as usual.  Some of the private pads will come loaded with amenities such as furniture, full kitchens, free utilities and internet.

    “Education, like many other businesses, is competitive and you have to be there to offer what the students and their parents are looking for,” said Pete Radecki, Drury’s vice president of campus operations.

    Drury is helping build University Suites on the east side of its campus.  However, the completed building will be owned by a private developer, and leased back to the school.

    “We will manage it, we will maintain it.  From a student point of view it will be the same as any other student housing here on campus,” Radecki said.

    Both Drury and MSU acknowledge the projects will help fill a need for those students looking for "higher-end" living options.

    “The more we can do to upgrade our neighborhood, our town, have quality housing for our students, that is a win-win for everyone,” said Doman.

    All of the developments currently underway are set to open in August 2012, just in time for the fall semester.
