XR Carpet, Upholstery & Air Duct Cleaning - Video
I went out of town for 19 consecutive days this summer on a business trip. While I was gone my air conditioning systems drain clogged, causing water to back up in the drain pan. It overflowed, and water then slowly poured into my master bedroom closet below.
By the time I returned home, the walls had mold growing on them. I had to call in a disaster mitigation company to rip out the walls and carpet and put dryers in that would remove all the moisture from the walls and floor.
That bill was about $2,000. A lot of clothes were ruined, and many others had to be professionally dry cleaned. The clothes that were really damaged were worth a few thousand dollars, and my dry cleaning bill was almost $500.
Im now smack dab in the middle of a series of repairs. Do you know how hard it is to get construction people to work on a small job like a closet?
Fortunately my neighbor is both a builder and a wonderful friend, and he has been sending his subcontractors over to take care of me. The insulation people have come and gone. The drywall guys have put up new walls. Im waiting on the painters now. Ive also got to go pick out and order new carpet.
My insurance company is estimating about $3,000 for all that, while I suspect it will be more.
Speaking of my insurance company, I have to give kudos to them. If you were expecting this to be a complaint article, Im sorry to disappoint you. The adjuster got here quickly, wrote a check that day, and he has been super responsive to all my emails. He has been more than fair with me on the loss payment.
All totaled, this is going to end up costing $10,000 or more before its said and done. And my question was what should I have done to prevent it? So Ill share what I have learned with you.
When the repair service came to fix the leaking air conditioner, they discovered there were issues with the drainage. The condensation was supposed to drain from one pan into another, but the duct between the two pans was not draining as it should.
As it turns out, there is actually a safety shut-off that should have cut my air conditioner off when the second pan filled up with water. But, since water never reached that pan, it just simply overflowed.

COLUMBUS The air quality inside the Platte County Courthouse will be tested following complaints about odor and humidity in certain areas of the building.
The Platte County Board of Supervisors approved having environmental firm Cardno ATC test the air quality. The date when the test will be done hasnt been determined, but will cost up to $2,000.
Complaints have specifically come from employees and customers who visited the treasurers office over the past few months. There has also been an odor in the sheriffs office. Those two offices are adjacent to each other.
The air throughout the entire courthouse will be looked at to determine if the problem is contained to one certain area or if it is more widespread, said Supervisor Tom Martens, chairman of the building and grounds committee. The air quality in the building will be compared to the air outside and Environmental Protection Agency, Occupational Safety and Health Administration and American Industrial Hygiene Association guidelines will be used as references.
Martens said he doesn't know if the air quality poses any health risks.
We dont have any idea. That is why we are having the testing done to see if there are any health dangers, he said.
Courthouse maintenance attempted to address the issue by putting dehumidifiers in the treasurers office.
So far we havent been able to eliminate the odor. I understand that the odor is more prominent on some days than others, said Supervisor Hollie Olk.
The smell could been influenced by the hot, humid weather this summer, Martens said. The windows in the courthouse have been replaced over the years and can't be opened to help circulate air.
The testing will probably be done over a couple of days and public use of the courthouse should not be interrupted, Olk said.

REGINA After months under a health advisory warning, a July closure and $1.8 million in renovations, the Lawson Aquatic Centre is open for business.
And yes the hot tub is open too.
Elite-level swimmers had long complained of nausea, vomiting, hospitalizations, developing asthma and persistent coughs after swimming at the pool, and the Regina Optimist Dolphin Swim Club spent months begging the city to do something.
Four months after the Regina QuAppelle Health Region issued a health advisory warning swimmers about the Lawsons poor air quality in November last year city council approved measures to improve air circulation and water quality.
Work on the facility began on July 21.
The citys acting director of facility management, Jill Hargrove, is confident the upgrades will make for a better swimming experience, saying the pool is now as good as any modern aquatic facility.
Hargrove said comprehensive testing at the facility over the past several days demonstrates the systems are working as designed.
(Swimmers) will notice an improved environment, absolutely, she said.
Most of the work has happened behind the scenes, with a new air ducting system the only visible change.
Renovations were expected to be finished by Sept. 1, but the original target date didnt allow enough time to finish construction and test the components.

Cops want air test at 'noxious' stations
The police union is demanding independent air quality testing at Karratha and South Hedland Police complexes amid fresh health concerns linked to alleged ongoing mould infestations.
Union president George Tilbury claimed several staff at the Karratha station fell ill with headaches yesterday after cleaning work at the complex, where there have been complaints of mould and bacteria since 2011.
The union board planned to organise independent air quality testing for both Pilbara Police complexes.
This includes the air-conditioning duct work, to ascertain if mould, bacteria and other allergens are present in sufficient quantities to cause harm or ill health, Mr Tilbury said.
Cleaners yesterday saturated the Karratha complex with a noxious substance, leaving staff and visitors complaining about the over-powering damp smell, Mr Tilbury claimed.
But WA Police denied the allegations, saying cleaners had put tea tree oil gel packs, which were considered safe, in the air conditioners to counter mould.
Spokesman Neil Stanbury said the gel packs had been used at the Pilbara stations for the past 18 months.
Cleaners removed the packs as a precaution after being told one woman had gone home sick, he said.
Mr Stanbury said Police took the health concerns seriously and de-humidifiers worth $2 million had been installed at the two Pilbara police complexes.

The WA Police Union says it will demand WorkSafe inspectors examine two Pilbara police stations hit by a plague of mould and bacteria if WA Police refuses to allow an independent air testing audit.
Union president George Tilbury said officers at Karratha and South Hedland police stations had been grappling with "sick building syndrome" for years and the force had done little to address the situation to ensure the health and safety of officers.
At least one Pilbara-based officer has been diagnosed with legionnaires' disease, but several others have reported serious respiratory illnesses believed to be linked to the mould outbreaks, which have occurred since 2011.

Mr Tilbury said the union would commission independent air quality testing so a thorough examination of both Pilbara police stations could be conducted.

"This includes the air-conditioning duct work, to ascertain if mould, bacteria and other allergens are present in sufficient quantities to cause harm or ill health," he said.
"The [union] board also recommended that if WA Police prevent the entry of such an independent body, then I am authorised to exercise any lawful avenue to ensure member safety, including requesting that a WorkSafe inspector attend the premises."
On Wednesday, cleaners saturated the Karratha complex with an over-powering "noxious substance", leaving staff complaining of headaches and feeling unwell, the union said. One woman suffered vomiting and two people took sick leave on Thursday.
