An adaptive reuse project that seeks to transform an iconic mid-century building into a collection of 40 luxury residences is approaching completion near the intersection of Beverly and Robertson Boulevard.8899 Beverlyis the former home of theLos Angeles International Design Center, which featured furniture showrooms and office space for professional organizations related to the industry.

Crews havebegun installing the floor-to-ceiling windows that will encase the mid-rise structure and its recognizable, rounded-edge balconies are still visible beneath the debris netting.Not pictured are the eight architecturally distinctive single-family homes that willreplace a parking lot on Rosewood Avenue.

Construction on the Townscape Partners-developed project kicked off in 2018 and is expected to wrap up later this year. 8899 Beverly was designed by Seattle-based architecture firm, Olson Kundig, who sought to [maintain] the original integrity of the building, while enhancing connections between the inside and outside.

The Tower Residences will be characterized by Vitrocsa operable glass systems, handcrafted door handles, wide-plank French white oak flooring and oversized interior volumes. The chef-worthy kitchens boast white oak cabinetry, Italian Calacatta cold marble countertops and backsplashes, and custom Angel-Hair brushed stainless steel hoods.

The state-of-the-art appliance package includes a Gaggenau 400 series cooktop, Miele wall oven with an integrated and plumbed espresso maker, sleek Dornbracht fixtures, Sub-Zero refrigerators, a Miele double dishwasher, separate ice maker and full-height Sub-Zero wine refrigerator (as per plan).

The restorative master bathrooms areoutfitted withItalian silver travertine stone flooring, full-slab walls and countertops, custom white oak vanities with built-in makeup desks, walk-in rain showersfeaturing invisible drains, and Agape Spoon XL extra-deep soaking tubs.

The Swiss-made, operable glass wall systems promote seamless indoor/outdoor living. These generous open-air spaces come complete with Italian silver travertine flooring andtextural wood ceilings with bronze detailing for added warmth.

The eight Rosewood Houses are bespoke creations, combining natural materials and contemporary elevations. Although physically separated from the rest of the community, residents will still be able to enjoy the five-star services and amenities provided by 8899 Beverly.

Onsite amenities include a 12,000-square-foot outdoor area with a swimming pool, fireplaces, covered dining area and verdant gardens, a fully-equipped indoor fitness area and yoga studio, asophisticated lobby with 24-hour concierge service, and 16 showroom-quality private garages for avid auto collectors.

Located in West Hollywoods Arts and Design District, 8899 Beverly is situated in a highly walkable locale, close to designer boutiques, art galleries, fine dining restaurants and gourmet grocery stores. The first residentsare expected tomovein this September.
