Water Mold Fire Restoration is a trusted source for professional mold removal. A more appropriate term to be used is actually mold remediation because there are times when someone can easily remove mold by themselves but that is a whole other topic. Here we are going to talk about the various steps that need to be performed when an indoor environment has mold growth on porous building materials and/or elevated levels of mold in the air. The explanations of each step will be a bit brief here but you can click on each step to learn more specifics.

Mold Inspection

Sometimes performed by an outside third party mold inspector but also available from Water Mold Fire Restoration. A mold assessment should include at the very least a visual check of a property and use of moisture detection tools like moisture meters and thermal imaging cameras. The goal of the mold inspection is to determine if a mold problem is present, what is the source and approximately how much area is affected.

Mold Testing

If there is no visible mold present, a mold problem could still be possible. However, the only way to confirm this is to take air samples to see what the mold levels are in the air. If visible mold is present on building material like drywall, you can typically skip this and go directly toward mold remediation. Mold Testing can still help determine the extent of the problem it does offer useful information; many people simply prefer to not spend the additional funds on it.

Estimate and Work Authorization

After the mold inspection, one of our estimators will put together a bid to perform the mold remediation including the price and terms for what constitutes a completed job. The client and Water Mold Fire sign the contract and a start date is set.

Mold Remediation Steps

Personal Protective Equipment

Technicians wear minimum of n-95 respirator and gloves during work. In some cases a full face mask and tyvek suit is necessary. These safety precautions are especially necessary because these technicians are working in these conditions on a regular basis.

Containment

Unless work is being performed throughout the property, a containment or temporary room will be setup. When removing mold, we are actually increasing the amount of mold in the air during demolition and a containment keeps these mold spores within a designated area.

Equipment Setup

Well setup air scrubbers to filter out these excess mold spores and in cases where building materials like framing are still wet, dehumidifiers and fans. Recently we have also began to implement hydroxyl generators as well but that is typically after demo and cleaning.

Demolition

When mold is present on porous materials like drywall and carpet, this building material needs to be removed and discarded. Our technicians typically go 12-24 past any visible mold or whatever amount would make for an easy rebuild.

Antimicrobial Cleaning

Building material like framing that is infested with mold but cannot be removed is treated with anti-microbial to kill all mold colonies and staining. Typically we use the most eco friendly product that will get the job done properly, this often calls for strong/caustic products that should only be handled by professionals when problems are severe.

All non-porous surfaces within the containment like tile, marble, etc are wiped down to remove and mold spores that may have settled from being around elevated conditions. All areas are also HEPA vacuumed before and after cleaning.

Fogging

An Ultra Low Volume (ULV) Fogger is used to spray anti-microbial and help treat the high amount of mold spores in the air.

Final Cleaning & Time

The containment stays up and air scrubbers remain for 48-72 hours to filter out remaining excess mold spores. Depending on the severity of the issues we may need to come back on day 2 to do another pass through with cleaning and fog.

Post Remediation Clearance Testing

After we deem work complete, clients have the option to contract a third party mold inspector to perform mold testing and get a Clearance Letter. Water Mold Fire Restoration guarantees work to pass these clearance tests or we will perform additional work at no cost and pay for a secondary clearance test as it should not fail. This must be done while containment is up and air scrubbers have been turned off. As soon as containment is taken down, job is deemed complete.
