Freeway Properties has broken ground on the six-story, 151,000-square-foot Katy Ranch Offices Phase I, the first mid-rise office building to be built west of the Grand Parkway in Katy. Located immediately off the eastbound exit ramp in the 130-acre mixed-use Katy Ranch complex, Katy Ranch Offices Phase I will be completed in the first quarter of 2015. Including a parking garage with a parking ratio of four per 1,000 square feet, the office building is located on three acres adjacent to the southwest corner of the Interstate 10/Katy Freeway and Highway 99/Grand Parkway. The Class A building will feature 24,800-square-foot floor plates with 45-foot bay depths for flexible space planning. Katy Ranch Offices Phase I will have optical fiber transmission cable with a back-up ring and back-up generator for high-speed data transmission and optimum security and redundancy. The project is applying for LEED Gold certification by the

U. S. Green Building Council.

Griff Jaggard and Kurt Kistler of Moody Rambin are leasing the property. The architect is Powers Brown Architects. The general contractor is LSI. TAS Engineering Construction is the mechanical, electrical and plumbing engineer.

The completion of the Katy Freeway/Grand Parkway interchange is attracting businesses and residents to Katy and Cinco Ranch. The population is increasing by five percent annually, says Mike Baker, owner, Freeway Properties. Katy Ranch Offices Phase I is designed for companies seeking 5,000 to 50,000 square feet in this high-growth market.

The timing is right for a Class A, multi-tenant office building to serve professionals and small businesses in Katy, says Griff Jaggard, vice president, Moody Rambin. Just as retail follows rooftops, so does office follow retail in the Katy sub-market. Katy Ranch Offices Phase I marks the beginning of a new era in the history of this area.

Katy Ranch Offices is part of the 2,000,000-square-foot, mixed-use Katy Ranch Crossing scheduled for completion in 2017 with 700,000 square feet of multi-tenant residential, 1,000,000 square feet of retail, entertainment and medical, and 300,000 square feet of office space.

Katy Ranch Offices Phase I will be the first mid-rise office property as the Energy Corridor extends west past the Grand Parkway. With immediate on/off access to Interstate 10 and Highway 99, the property is adjacent to the residential neighborhoods of Cinco Ranch and Katy. It is next to the fully leased 210,000-square-foot Katy Ranch Crossing retail center with restaurants, shops and other services. Construction begins in mid-June on the 153,000-square-foot Katy Ranch Crossing Phase II retail center. Katy Mills Mall, Costco and Walmart are minutes away.
