Whos this weeks hero, Johnny?It probably wont happen often that my hero of the week will be someone who has just been sacked but such was the affection this man was held in, it feels like the right time to both mark his departure and appreciate his contribution to the fine north London cultural institute that is Tottenham Hotspur over the past five and a half years.
Hes an Argentinian from the splendidly named town of Murphy and prior to joining Southampton was probably most well-known to an English audience as the player who was nearest to Michael Owens penalty-winning dive in the 1998 World Cup game.
A brooding, long-haired defender he looked every bit the sexy Gaucho or possibly the bass player in Sepultura. He has managed just three clubs in his 10-year career in the dug out, Espanyol, Saints and Spurs. In that time he earned his reputation as a progressive, empathetic manager who can put together a team to play in a very specific, often thrilling, committed, high-pressing way, without spending the GDP of Belgium to do so. His departure this week left many heartbroken and feeling that they had lost a friend, somehow.
Thatll be Mauricio Roberto Pochettino Trossero, then.
What have they done to deserve this then?There seems to be a common feeling amongst Spurs supporters that his period in charge has been the finest, most entertaining football since the glory days of Bill Nicholson. That it was done on a relatively tight budget at a time of financial incontinence by all their competitors, whilst having a new stadium built and all the upheaval of having to play at Wembley has only added to the feeling that this was an absolutely remarkable period in the clubs history.
However, there is something more unusual about his tenure, something very much out of whack with the ruthless end of modern top flight football and that is the fact that he attracted so much love and affection as a person. It was how he went about being Spurs manager as much as the football his sides played that gained loyalty from fans and players too. He was a shining beacon of decency in the long dark night of the soul that is the Premier League.
And while he took Spurs into the Champions League places each season and to last seasons final in a run of games that were some of the most emotionally remarkable sporting moments any of us have witnessed, the jibe that he hadnt won a trophy continued to be hurled at him. Football has too many observers who see the game as merely part of an acquisitive lifestyle to define worth or success.
Even now there are those who are puzzled as to why a manager can be hailed as a huge success without winning a trophy. This is a philosophical divide. Football remains hugely popular because were addicted to the journey and not the destination. Those who see only arriving as having true value, will never understand that it is the experience of the travelling where the soul of the game lies. Success is to be entertaining, to be transformative, to make your fans feel good. His replacement will perhaps win a League Cup but will likely never be held in the same regard or warmth. After all Juande Ramos won a cup but in no way is regarded as more successful than Mauricio. Thats because real success is measured in the heart and soul, not in the pocket or trophy cabinet.
His years at the club illustrated perfectly that football is not all about winning titles or trophies, it is about much more deep, more profound things such as community, understanding, empathy, love and passion. Who would trade the love in their heart for a pot of silver? No-one. And those that would are surely cold to the warmth that football brings to the people.
With his squirralish pouchy cheeks, thick hair and self-effacing charming grin, it is impossible not to like our man. He feels genuine and open. If you look at a few clips of his press conferences, we see a man who is very expressive, especially with his eyes and eyebrows. He can go from blank to twinkle, to a shrugging grin and an open-eyed delight all within the space of one answer. And as with many likeable people who have a natural charm, you find yourself wanting to look at him, just to see him going through this rainbow of emotions and expressions.
You cant fake being likable because being liked isnt something that is within your own gift. As this general election has so well proven already, no amount of PR, spin or fine words can make a narcissistic lying scumbag likeable. You can say anything you like but when people know youre a shameless, moral-free liar, it all bounces off.
The tweet from Harry Kane seemed very heartfelt and reflected just how deep affection for him is.

Media reaction?This was surely every football journos wet dream. Not only the loss of a big name manager at a top club, but to be replaced by Him. So the amount of trees felled to cover the story was mighty and a lot of phone battery energy has been expended over the past few days. As I write this section on Thursday lunchtime, Google News produces over 70 stories published in the last five hours when you do a search for Pochettino.
The Athletic especially was absolutely stuffed with articles about Spurs, Poch, his replacement and even what it all had to do with Eddie Howe. After reading three pieces, unless you were a huge fan of Spurs with an unlimited appetite, it was all just too much. After a while, it felt like one of those encore jams when everyone gets to play a solo, including the drummer and everyone gets bored. Its obviously a big issue but really, ever more isnt ever better, its just more.
Tottenham appoint Mourinho after Pochettino sulked his way to the sack had three contributors, while What is it really like to play for Jose Mourinho? had five in the byline. Perhaps this was in order to drum the pieces up as quickly as possible. Certainly no shortage of resources were thrown at it. So much so that after little more than 30 hours, it felt like every drop of juice had already been wrung out of the story. Isnt that the modern way?
Michael Cox wrote a typically unique, excellent and thoroughly forensic piece Why Mourinhos arrival should excite Alli and Kane, but Winks future is a worry and was probably the only piece you needed to read about the actual football implications.
Anyone grumpy about it?It is not an exaggeration to say that many Spurs supporters are not just grumpy but absolutely heartbroken at his departure. He had become a surrogate family member to many. While there is acknowledgement that perhaps he was losing his mojo a little and that maybe the dressing room wasnt responding as positively to him as it once did, he had become part of so many peoples lives that the thought of him not being there was too much for many.
The appointment of his replacement only compounded the terrible shock for some. To say it felt like going from glory to heartache wouldnt be too strong. It all seemed to end so quickly.
Philippe Auclair called it an act of vandalism and that feels right on the money.
What the people sayPlenty had plenty to say about our man. When someone is genuinely liked, loved even, that feeling of having lost something, of the light in your life being a little dimmed is understandable. We start as ever with a 4_4_haiku.
The Poch love is very high and there were plenty prepared to publicly confess their affection for the man.
Proof as if needed that football is about so much more than winning trophies.
He always comes across as a genuinely nice guy who is humble and affable and seems somewhat immune to the corrosive effects that the omnipotent football industry can have on some people. Theres very few people who dont like him which is a big achievement in this day and age.
Clearly a very competent manager, its shame Levy didnt realise this and back him properly. They could have built something really astonishing between them had he been backed like his peers. At a club with proper ambition, watch the silverware role in.
Aw man, its still too raw! I havent ever felt such a connection with a manager, which by extension made me more connected with the team than ever.
The black trousers, black shirt & black tie combo is his legacy. The suavest man to step foot inside a technical area. Not a bad coach either.
Oozes class, doesnt he? As a Chelsea fan he actually reminds me of 2005/06 Mourinho intelligent, tactically astute, affable. Wouldnt be out of place at any top club. Which is why its strange to see Spurs move for the stale, bitter and outdated 2019 Jose.
Hes good, but hes no Nigel Adkins
He always seemed like a Gentleman wanting impart his wisdom and philosophy as well as his football onto a new generation. Outside of the top three, he will be welcome at any club. That says more than anything else.
It breaks my heart to think hes not part of our football club any more. The last 5 years have been amazing. Love him to bits.
Just ask Rickie Lambert about what a great manager he was for #saintsfc. Other than the indiscretion of signing Dani Osvaldo, he is pretty much fondly remembered by myself.
Im a Man City fan in Australia so we get the 25 minute highlights and Id always watch his teams as you knew youd get a good game of football.
Im definitely picturing him as the smooth and silent killer in a spaghetti western. But thats probably racist. You cant say anything these days, Jeff.
An intelligent, articulate and a superb manager. Deserved a chance to try and right things. And the fact that he didnt get to say goodbye to the players and fans shows why there is little grace left in the game. He made the new spurs and the new Spurs made him.
I know its a cliche, but he made me proud to be a Tottenham fan for the first time in years. Im gutted hes gone, but accept that sadly it was probably the right choice I dont think he was going to turn it around, and Id rather he leave a legend than overstay his welcome.
Affable but steely, he shook a rotting club to the core with no bluster and a great deal of charm. He transformed the careers of many players, and the beliefs of many fans. We dared again because of him, and we so very nearly did. Spursy meant something else because of him.
He made me feel something for my football club that Ive not felt for a long, long time. The highs felt so much higher with him. He will be missed.
Great manager, Im sad to see him go. Gave the fans a team to be proud of. Levy needs his head checked in sacking him.
What does the future hold?His stock is incredibly high. Just staying at one club for over five years is such a rare quality in itself and speaks to his passion for development of a whole squad and not just trying to buy some success off the shelf. That being said, hell likely want to work with someone with looser purse strings than Daniel Levy in future. He could probably do with a bit of a break, but if Manchester United dont manage to sustain a good run of form, it is hard not to imagine Ed Woodward getting moist around the gills at the thought of throwing a lot of money at him. Whether Mo will want that job over and above any other is open to debate, but he will surely have his pick of suitors. Theres talk of Bayern, but given how that club is structured, would it really be a good fit? The other big names are also in the hat, as well as, remarkably, Arsenal. This is really just the start for him.
He has a legacy at Spurs which will be looked back upon fondly by a lot of people for a great many years. The joy he has brought to that club is quite remarkable and be in no doubt, it will go down in the history books as a very important period. They had employed Tim Sherwood before he arrived, but now, given their elevated position, there is not a chance they would make such a choice again.
Hell certainly never have to buy a drink in north London for the rest of his life. Im sure many wish him every success in the future and Im sure we will continue to see much of him over the coming couple of decades.

La Mamounia to Get a Revamp
La Mamounia, the legendary Moroccan retreat once described by Winston Churchill as "the most lovely spot in the whole world," is about to get a revamp. The hotel, built in 1923 and restored in 2009, will receive a thoughtful facelift in 2020 courtesy of Parisian duo Patrick Jouin and Sanjit Manku. The changes, set to take place in both public areas and private rooms of the premises, will be made over the summer, with La Mamounia set to reopen September 1.

Lizzie McGuire is all grown up, and with a more sophisticated style to match.
Two months after Disney announced its upcoming reboot of the hit Hilary Duff-led sitcom, which will stream on the new Disney+ platform and see its heroine reuniting with her onscreen BFF Gordo (Adam Lambert), Duff has been teasing her Instagram followers with glimpses at her characters updated wardrobe.
In the follow-up of the 2001 Disney Channel favorite, Lizzie is a 30-year-old New Yorker working as an interior decorators assistant and still wearing many of the trends she loved back in junior high, as evident by the green Marques Almeida mesh top ($197) shes got on in her most recent sneak peek.

Jaipur Living expanded its custom rug services in an effort to boost designer business.
When Kathy Ireland launched the home division of her Kathy Ireland Worldwide design and marketing company 21 years ago, the model-turned-entrepreneur chose area rugs as her first product line.
In the home, its important to start with a rug that you love, something that speaks to you the color palettes, the textures, she told HAT during a special appearance at Nourisons IHFC lobby-level showroom during High Point Market. Have that be your anchor.
Irelands philosophy is increasingly being adopted across the home furnishings industry, as evidenced at the fall market. The area rug categorys role and relevance are gaining traction today more than ever, spurred by suppliers efforts to polish their fashion offerings, ramp up brand partnerships, invest in innovation and boost customization services for decorators to name a few initiatives sweeping the business.
Adding area rugs for the first time, also by way of a partnership, is fabric house Fabricut. Product development is currently underway, and the line will include practical fashion looks, including performance-focused qualities, that speak to the companys upstairs designer-centric aesthetic, said Danica Jones, senior director of marketing.
The introduction of rugs as a new category speaks to the companys broader effort to expand its Fabricut Finished Product division, which currently offers customizable window drapery and will grow by year-end to include a new category decorative pillows in a range of sizes and styles.
Our finished product division is really taking off, and our designer business is a big part of that growth, she explained.
Designer Thom Filicia of Bravo TVs Queer Eye fame was at market celebrating the 20th anniversary of his eponymous interior decorating firm in New York, a decade-long partnership with Vanguard Furniture and five years with Eastern Accents for luxury bedding. With area rugs as a longtime core piece of his branded assortment, he told HAT exclusively of his upcoming launch of a new rug licensee and all-new collection sometime later this year or early next.
Less than two years after entering the rug category, Lili Alessandra launched a customizable area rug collection.
Luxe bedding and accessories house Lili Alessandrahas come out with its first customizable area rug collection the companys third rug collection to join the mix less than two years since it became a category player.
Edge to Edge is a grouping of wool-viscose-linen blended pieces hand-woven in an Indo-Tibetan construction. The collection comes in 10 patterns all of them influenced from my best-selling bedding designs, noted President and Creative Director Sandra Hernandez Yedor.
She continued: My designer customer is a segment that is really growing for me. This collection caters to them and their clients needs.
Also expanding its custom rug services is Jaipur Living, a move the company made to reach a new goal.
We plan to double our designer business in the next two years, CEO Asha Chaudhary told HAT. And custom rugs are part of that strategy.
She said todays discerning shoppers are seeking more handmade, artisan-crafted products, different from the inexpensive products sold online. They want rugs that are unique, special, artisanal.
Surya introduced a collection of one-of-a-kind rugs at High Point Market.
With custom rugs as part of its offering for years, Suryahas deepened its bespoke investments via the launch of its first curated line of one-of-a-kind vintage rugs. The first batch hails from Turkey and spans 50- to 100+ year-old antique pieces. The company started with about 300 such items in stock and plans to quickly boost that total with more varieties from sources in other countries.
We were getting more and more requests for one-of-a-kinds from our designer customers, so we made sure to bring a strong assortment (to market), President Satya Tiwari said. We already have longtime, established relationships with many sources, so these rugs are an easy add-on for us.
Industry giants Karastanand Oriental Weavers(OW), known for their program rug lines, are scouting new niches to compete in the interior designer customer arena, too.
The designer business is definitely of interest to us, and were finding better opportunities for us to move into that segment of the market, OW President Jonathan Witt told HAT. We have started introducing some higher-end products on both the handmade and machine-made sides to become more attractive to designers.
The marketplace is experiencing a growing shortage of handmade product, Witt noted, as the artisan industry is challenged to replace experienced workers when younger generations opt for different trades or careers.
That shift is an advantage to OW, Witt said. The company is seeing more and more customer requests for better quality, natural fiber machine-made rugs, now that the company can provide them.
The Lilihan Collection pushed the limits of Oriental Weavers Axminster loom to allow cross-weaving for the first time.
One example is the Lilihan Collection that launched this summer.
We are constantly hearing from those retailers that the supply of quality handcrafted rugs is dwindling each year, he continued. We see that is a real opportunity for the machine-made business in general and more specifically this collection We have taken the limits of the Axminster loom and stretched them beyond the engineers imagination. While Lilihans roots are that of a classic Axminster woven rug, we were actually able to cross-weave on an Axminster loom for the very first time.
With innovations like this, OW is equipped to pursue new business with smaller-scale, mom-and-pop specialty stores, where so much designer business is getting done, Witt said.
Karastan is also looking to get into that action. Mike Riley, who joined Karastan in mid-October under the newly created title of general manager, has already hit the ground running, noted company President Rocky Casteel, and is looking for ways to elevate and diversify the 90+ year-old upstairs brand.

We are looking at adding various handmade constructions, expanding Karastans offering at the upper level price points with new kinds of products, Riley explained. And designers and decorators are part of that effort.
Under his leadership and new strategy, Karastan will be seeking placements with untapped retail customers, like higher-end furniture and area rug stores that offer design services as well as designer/decorator showrooms and other to-the-trade businesses.
At that level, youre talking about a totally different inventory model, he said. Were working on a lot of things to prepare for that customer.

In 1987, Victor Salas fathers business, ARTchitectural Interiors, was tapped to build hand-carved chairs, a table and throne for the record-setting mass Pope John Paul II delivered to a crowd of 350,000 in San Antonio.
When it came time to deliver the custom-crafted throne, the Salas family opted for a slightly eccentric, labor-intensive option. After building a custom trailer outfitted with ropes, they secured the elaborate chair on top and pulled it roughly 16 miles to Westover Hills by hand.
We pulled it all the way up Culebra, all the way to the site, recalls Salas, who was 10 at the time. It was a whole-day event. It was crazy.
As for the reasoning behind this unusual delivery method, Salas explained that it was the most authentic, old-world strategy the family could devise for the task at hand.
Even today, authenticity and old-world sensibility are hallmarks of the work Salas designs and builds at his own business, Forged Oaks. With a name that marries his two main materials of choice iron and wood the company is a go-to for interior designers, builders and homeowners looking for one-of-a-kind furnishings, from hand-carved doors and fireplace mantles to wrought-iron gates and staircase railings. The statement-making pieces are built to last traits that distinguish them from off-the-shelf items and hold a status Salas likens to an heirloom.
After graduating Central Catholic High School in 1995, Salas relocated to Austin to study design, photography and drawing at the University of Texas. While pursuing his BFA in art history, he kept a hand in the family business, often spending weekends at job sites, spreading the word about ARTchitectural Interiors and making sales.
Later, after landing an architecture degree, he interned for a firm in St. Louis but found his duties chiefly generating AutoCAD drawings from a desk unfulfilling compared to the family business hands-on work. So, he returned to San Antonio in 2003 and started full-time with his father.
Salas rose to a senior-level position at ARTchitectural Interiors but ultimately found himself at a crossroads. While his father pursued commercial work, Salas was more interested in the high-end residential market. These divergent paths led to a falling out, and Salas struck out on his own in 2014.
Hurdles marked his first year on his own. Not only was he suddenly without tools and equipment, he was without a workspace.
The following year, Salas secured his own shop and upgraded to the 12,000-square-foot space he now occupies in North Shearer Hills.
During a tour, Salas explained his creative process, which typically begins with a conversation or sketch that informs an AutoCAD drawing, then a to-scale mockup. Such mockups abound in his shop slices of elaborate banisters, decorative window casings and wooden railings expertly finished to mimic marble.
When asked what sets his shop apart, Salas explained that hes driven by both design and detail. As an example of this attention to the latter, he showed off a forged iron banister. Appearing deceptively light with its swirly, filigree pattern, the piece looked surprisingly seamless and organic every intersection had been smoothed over with a coat of Bondo then painted with costly automotive paint to weather the elements.
We use all solid wood, Salas added. Were not using particle board or MDF. So, the way we construct things is more old-world.
Thanks to his team which comprises iron workers, woodworkers and finishers Forged Oaks is also a one-stop shop.
Were able to work with the client, work with the designer, work with the architect, Salas said. We do drawings, make the samples, build it, do the finish and do the installation all in-house.
Two of Salas most recent projects involved solid wooden doors created in the signature style of architect ONeil Fords brother Lynn Ford, the craftsman behind the woodwork at Trinity University. While one job involved the restoration of an original door burned in a fire, the other entailed a new build created in collaboration with local designer Hillary Walker Conrey.
Victor is a true joy to work with, Conrey said. Not only is he a gifted artist in multiple mediums, but hes professional and collaborative as well. Hes got a can-do spirit and is able to make my most outlandish decorator ideas a reality.
Victor inherently understands the nuances of a beautifully designed object, added Clare Watters, lead project manager for the specialty hardware company Alexander Marchant. Everything he builds reflects this sensibility.

In South Tel Aviv, the studio of Israeli painter Tsibi Geva stretches far beyond expectation. Several floors up, in an industrial block now occupied by galleries and fellow artists, it includes sprawling rooms, neatly arranged nooks and thousands of supplies. Gevawho represented Israel during the 2015 Venice Biennalewarmly greets us along with members of the global arts-oriented membership club The Cultivist, who we joined for their exploration of the Mediterranean city. From birds formed from scribbles to oversized canvases with textures that imitate terrazzo, Gevas diverse works are best seen in contrast with one another, and The Cultivist offers the luxury of such an experience.
In advance of the trip, a quick Google search directed us to art itineraries in Tel Aviv, and architectural tours of the plentiful Bauhaus buildings, but as we traversed the city with The Cultivist, it became evident that in an emerging scene, greater access is advisable to truly understand all thats afoot. Tel Avivs artistic communities encompass all manner of makers: from the roughly 400 art students graduating in Israel each year to the professionals representing the country on an international level. With The Cultivist, we touched the pulse of this ever-expanding body.
Our adventure begins at the Tel Aviv Museum of Art. An after-hours, curator-led walkthrough exposes each of us to one of the finest representations of high-level contemporary and modern art curation in the nation. Three buildings comprise the institutionand its collection continues to grow. With a cocktail in hand, and the gallery halls clear, a more personaland meditativetour occurs.
At The Center for Contemporary Art (CCA), three floors of gallery space present experimental and time-based contemporary art that aims to provoke. From sculptural commissions to art films and an immersive installation of local craft objects, the non-profits commissions reflect national and international ideological collisions.
Within Artport, artist residencies are of equal value to the exhibitions. In fact, Artport offers the only contemporary art residency in Israel and, in addition to studio space, it provides artists with a stipend. With The Cultivist, we meet several of the talented artists: Dor Zlekha Levy, Yael Frank, Merav Kamel and Halil Balabin and Gil Yefman. Each introduction helps us visitors develop a sense of Tel Avivs artistic settingseemingly from the inside out.
Only a dozen or so galleries define the Tel Aviv landscape. Of course, theres an outpost for the international institution Magasin III, but destinations including the bunker-like Dvir Gallery and exploratory Rosenfeld Gallery help to shape Israel from within. To meet Elad Rosen, founder of the latter, helps paint the fullest picture of what gallerists in Israel seek out, whichas he makes clearis work that speaks with greater confidence than all others. We dont stop there; continuing on to Raw Art Gallery, Maya Gallery and Inga Gallery.
Near to these galleries is the aforementioned painter Tsibi Gevas studio. And after our time with him, we visit Sharon Yaari and Moran Kliger. There is a lush ecosystem of art studios in South Tel Aviv and no art adventure in the city would be complete without attempting to visit as many as possible. Perhaps the most breathtaking of them all is that of sculptor Martha Rieger. Both indoor and out, Riegers work tantalizes guests with their shape, material and colors. Rieger walks us through her work, and that of painter Tal Golaniand speaks to the international nature of the burgeoning scene.
For all of these visits, our access feels entirely unbridled. Our walks are led by curators, directors or local experts (including the artist Shirel Horovitz and art platform Oh So Artyfounder Sarah Peguine). And yet, two moments stand out more than the rest. While we share many meals together at Tel Aviv hotspots, two unique occasions, arranged by The Cultivist, are hosted inside private homes. First, an illustrious art collector and his wife open their doors for breakfast at their house. We see many of the works that moved them most. For shabbat dinner, interior decorator Shlomit Slavin and her husband, artist and filmmaker Ran Slavin, cook for us. During both meals, we find ourselves dining on a patio under the sun or the stars, listening to stories from members of the local art community. Yes, its insightful, but its also an absolute delight.

The minister stated this in response to a question on whether India's unemployment rate rose to a three-year high of 8.48 per cent in October according to data released by the Centre for Monitoring Indian Economy.
Increase in deaths of manual scavengers
In 2019, 83 people diedcleaning sewers and septic tanks in India. This is an increase of 26 per cent over 2018. In 2018, 66 people died across India, Union Minister of State for Social Justice and Empowerment, Ramdas Athawaletold the Rajya Sabha.
Of the 83 people who died, the families of only 31 have received compensation.Manual scavenging is officially prohibited by law in 1993.
Thousands of crores remain unspent under MPLADS
Thousands of crores of rupees remain unspent under the Members of Parliament Local Area Development Scheme (MPLADS), the Union Ministry of Statistics and Programme Implementationtold the Lok Sabha.
Out of Rs 50,462 crore allocated by the government, close to Rs 4,102 crore remained unspent as on March 31, 2019, the ministry said in its statement.

The housing crisis, skills shortages and a lack of affordable homes continue to plague the UK. While both housebuilders and policymakers grapple with solutions to build new homes quickly, modular construction has been hailed by many in the industry as a possible answer to solve some of these challenges.
Modular construction is a process which involves constructing elements of a building offsite in a factory-controlled setting before being transported to site for assembly.
The process uses the same materials, standards and codes as conventionally built facilities and is undertaken under controlled plant conditions, but the process is completed in around half the time.
The buildings are produced in modules that are put together on site.
There are two types of modular constructions; permanent modular constructions and relocatable buildings.

The successful bid for the 81 modular homes will enableSouth Cambridgeshire District Councilto deliver its objectives to double the number of energy-efficient council homes it builds annually and to provide homes that are affordable to live in.
It is anticipated that work will begin on the Urban Splash homes in spring 2020.

The first of the Swan Housing Associations modular homes have already been delivered to theLondon Borough of Tower Hamlets making Watts Grove the UKs first mid-rise Cross Laminated Timber(CLT) modular scheme.
Watts Grove will deliver 45 much needed one, two and three-bedroomed shared ownership apartments in Bow, alongside the provision of affordable and social rented units. The scheme is a car-free development within walking distance of the DLR and underground lines, set around landscaped courtyard gardens which will open up the connection between Gale Street and Watts Grove for the wider community.
The homes will be built in Swan Housings offsite modular housing factory, using Cross Laminated Timber (CLT) and then delivered and assembled on site. This will reduce the build time and the environmental impact on the area. Work started on site in June 2018.

BoKlok UK Ltd has announced plans to develop 200 modular homes in south Bristol with Bristol City Council.
The proposed offsite housing development will be the firstBoKlokcommunity in Bristol. Around 140 of the homes will be for market sale under the BoKlok brand. The remaining homes will be for social rent and shared ownership.
Subject to planning permission, construction of the offsite housing is expected to start in autumn 2020.

Southwark Council has agreed a programme to deliver modular, upward extensions on existing housing blocks in the borough.
To minimise opposition from people living in affected blocks, the authority has put together a set of rooftop development principles. It will crane in the offsite built homes to keep the development process as short as possible and give first refusal on the new units to tenants living directly below them.
The council will also deliver improvements to the existing blocks without charging leaseholders for new roofing, lifts or landscaping. Leaseholders will also be offered the opportunity to obtain a share in one of the new homes, with no rent paid on the part they do not own.
The council are set to start exploring which of its blocks could be suitable for upward extensions, whilst also developing a rooftop design guide.

Housing association, Magna Housing, announced plans to build more affordable homes in Dorset and Somerset for people to rent and buy and is taking a modular, offsite approach to deliver this.
Rollalong, an offsite design and build contractors in the south, supported these plans. Their in-house design team developed four housing designs for the initial order of 25 homes that were completed in October 2019, ready for onsite installation.
It is anticipated that the first new homeowners or tenants will take up residency in early 2020.

Location: First Way Campus in Wembley
Bowmer + Kirklandbegan craning the first of the 438 offsite manufactured modules into a new 54m student accommodation scheme in Londons Wembley, in September.
First Way Campus is a 678-bedroom student accommodation scheme being developed by Cole Waterhouse to provide accommodation for the University College of Football Business (UCFB) and Unite Student Living.
The offsite developed modules, which make up the bedrooms, corridors and kitchens of the project, will continue to be lifted into place at a rate of six per day with the last modules being installed by January 2020.
The modules have been built over the last twelve months by Caledonian in Newark. To prepare for the installation, Bowmer + Kirkland installed 403 continuous flight augering (CFA) piles, installed piles caps and then erected a structural steel core. The steel core has also been fire protected prior to the module installation.

73 affordable modular homes are to be created close to Blackburn town centre as part of a deal between Places for People and Homes England.
Funded through Places for Peoples Strategic Partnership with Homes England, the development will bring new timber-framed homes to a site off Alaska Street.
A design and access statement submitted as part of the application reads: The opportunity to introduced quality new social housing on a highly accessible site close to Blackburn town centre and adjacent to Highfield Park.
The development of a mix of good quality of two, three and four-bedroom homes, which will broad the choice of attractive, good quality, modern housing in the area.

ANN ARBOR, MI - Ann Arbor could move quickly to develop more affordable housing.
City Council will consider seven resolutions Monday, Nov. 18 related to possible affordable housing developments on city-owned plots.
Of 11 potential development locations submitted for review, city staff found sites at 121 E. Catherine St. and 404 N. Ashley St. were immediately ready to be developed as affordable housing, according to an analysis to be presented Monday by the Ann Arbor Housing Commission.
The analysis includes proposed development designs prepared by Carlisle Wortman Associates.
Under one resolution, City Council would direct the housing commission to pursue development at those two spots. Five other resolutions call for development depending on funding, more study or community engagement on a number of other sites. Another resolution calls for 353 S. Main St. to be analyzed for affordable housing possibilities. A separate resolution asks for the privately owned 2857 Packard Street to be similarly evaluated.
City Council in April directed city staff to work with the housing commission and Washtenaw County's Office for Community and Economic Development to evaluate select city-owned properties for possible development of affordable housing.
Ann Arbor adds to list of potential affordable housing sites
Council OKs affordable housing incentives for Ann Arbor developers
Council wants the city maintain ownership of the properties and for developers to accept Housing Choice Vouchers and offer affordable rates for renters making 60 percent of the area median income or less - about $60,720 a year or less for a family of four in Washtenaw County.
Three potential portfolio scenarios for the sites will be presented Monday, according to the resolutions on the council agenda.
They come as the city launches a public engagement process in December on affordable housing and the development of two city-owned vacant lots that were evaluated - 350 S. Fifth Ave., known as the Y Lot, and 425 W. Washington St.
Here's a breakdown of city staff's findings and recommendations so far:

Both 121 E. Catherine St. and 404 N. Ashley St. are ready for development, according to city staff.
They're recommending City Council direct the housing commission to develop the sites, zoned D2 for medium-density mixed residential and commercial development, utilizing a ground lease after the appropriate environmental reviews, site plan approvals and applications for funding are filed.
An estimated 120 to 170 units combined of affordable housing, targeting those making 60% of the area median income, could be developed, according to the resolution.
An evaluation found both sites have high potential to receive Low-Income Housing Tax Credits, and other federal and state funds for affordable housing, according to the resolution. They're also in the Downtown Development Authority district and eligible to receive financial support from the authority.

"If tax credits are secured for both sites, the sites could be developed with very little local financial support compared to the other sites," according to the resolution.
The location on Catherine Street - currently a parking lot - would take an estimated $15.3 million to develop.
The Ashley Street location - currently under lease by the University of Michigan for its Community Dental Clinic - could take $17.8 million to develop.

A four-acre parcel of land, currently zoned as public land, could garner 50 to 165 affordable housing units if sufficient funds are found, the city review found.
The spot on Industrial Highway is currently used for the Ann Arbor Housing Commission, part of the water system, parking and warehouse storage.
Due to its location next to a railroad, the property could not get Low-Income Housing Tax Credits in support of households making 60% of the area median income, according to the analysis.
Still, development could be possible through housing revenue bonds, the sale of other public land - such as the Kline lot - and other local funding sources, according to a memorandum.

The affordable housing would target households making up to 80% of the area median income, or $80,960 for a family of four.
City Council is asked to direct the housing commission to develop it's office, maintenance facilities and the affordable housing units, dependent on obtaining the funding, conducting environmental reviews and getting site plan approval.
A memorandum for the resolution suggests City Council could, alternatively or in addition to, direct staff to conduct more analysis on possible funding for mixed-income housing and units targeting those making 60% of the area median income.
The estimated cost of development is $37 million.

The Kline lot
The Kline lot at Ashley and William streets could garner a whopping 400 to 600 or more housing units, along with retail space, according to city staff analysis.
However, based on the size, it's likely that a private developer's aid or a sale would be necessary to develop the site.
The property, in D1 zoning for high-density mixed use, is about 1.25 acres in size and scored highly competitive for Low-Income Housing Tax Credits, but would be well over the funding cap set by the tax credits.
If the maximum tax credits were obtained, it would allow for 125 tax credit units and 475 market-rate units, according to a memorandum. Otherwise, proceeds from a sale to a private developer could subsidize other development projects that are less competitive for the tax credits.

The site would take an estimated $136 million to develop and is appraised at about $13.7 million is sold.
However, the loss of parking from the site could have a large impact on downtown.
City Council has been asked to direct city staff to work with the DDA on community engagement for the development of the Kline lot as well as the nearby lot at First and William streets.

The less-than-an-acre parking lot at First and William streets, zoned D2, is not suitable for housing because it's entirely in a floodway and floodplain, city analysis showed.
However, city staff have offered a resolution on the site, with an eye to its relation to the Kline lot. In short, it could be used to support the parking needs that developing the Kline lot would require.
A parking deck built on the property would cost less than building an underground parking deck at the Kline lot, according to a memorandum. It can be designed to leave room for a greenway along First Street.
City Council has been asked to direct city staff to work with the DDA on community engagement for the Kline lot and the First and William streets lot, combined.

Only a small portion of the 5.26-acre site, zoned for public land, at 721 N. Main St. is suitable for housing, the city analysis found.
The site is close to a railroad and has a deed restriction prohibiting any development, even a parking lot, on the floodplain and floodway on the site, according to a memorandum. Most the site is floodplain and floodway.
However, 25 to 35 housing units could be developed on the northwest corner of the property, off West Summit Street.

This site is not eligible for Low-Income Housing Tax Credit or other federal funding, and alternative funds would be needed to develop the land, the analysis found. Otherwise, the property could be leased with an affordable housing requirement or be sold to subsidize other affordable housing projects.
Development would cost an estimated $7.6 million, The site's appraised value if sold still needs to be determined, but is estimated at $400,000 to $600,000.
City Council has been asked to direct the city administrator to work with the DDA, the Tree Line Conservancy and others to pursue community engagement on the use of the site.

The four city-owned parcels of land at 3400 block of Platt Road and 3400 block of Springbrook Street could support up to 14 single-family affordable housing units, according to a memorandum.
The parcels, totaling about 1.3 acres, sit across from existing subsidized housing and near single-family homes.
It likely wouldn't get Low-Income Housing Tax Credits, and would need significant local subsidy to be developed, city staff found.

City staff has looked into selling the property to Habitat for Humanity with a resale restriction in favor of long-term affordable housing or developing small, zero-energy modular houses.
The site would cost an estimated $3.1 million to develop and is appraised at $560,000 if sold.
City staff want City Council to direct additional community engagement on the site.

A .75-acre plot at 1510 E. Stadium Blvd. isn't a high priority option for affordable housing, according to city staff.
They're eyeing the land, which currently has a former fire station, for temporary or permanent Ann Arbor Housing Commission offices, a maintenance garage or other city offices, as an alternative to the 2000 S. Industrial Hwy.
The location could support eight to 12 affordable housing units but isn't a competitive option for low-income tax credits and would require significant local subsidy for development, according to a memorandum.
Development would cost an estimated $3.1 million.
City Council is asked to direct the housing commission to hire an architect to determine the cost of renovating the existing building and adding an Americans with Disabilities Act-compliant addition, then report back.

The current site of the Ann Arbor Senior Center is a no-go for affordable housing, as far as city staff is concerned.
It's park property, would require a ballot approval to change its allowed use and has a Michigan Department of Environment Quality restriction, according to staff analysis. The senior center also would be lost through development.

Five, four-hour community discussion sessions are scheduled on the topic of developing 350 S. Fifth Ave. and 415 W. Washington St.
The 2.2-acre property at 415 W. Washington St., zoned D2, includes a floodplain and floodway, according to the county's Office of Community and Economic Development. It also has a blighted building, is in a historic district, could qualify as a brownfield site and has a railroad noise hazard.
City staff previously recommended a public-private partnership to develop the long-debated 0.8-acre parcel known as the Y Lot at 350 S. Fifth Ave. They called for the city, Ann Arbor Area Transportation Authority, the Ann Arbor District Library and the DDA to create 100 to 200 units of affordable housing and space for community events and meetings.

The development would include the Y Lot, the library's property at 343 S. Fifth Ave. and the Blake Transit Center on South Fifth Avenue.
The DDA pledged $745,000 toward the creation of affordable housing on the property, zoned D1, and the City Council in July agreed to hire local consultant SmithGroup Inc. to develop concepts for the lot.
The city agreed to move $75,000 from the general fund to the planning fund for the cause, with the expectation that $50,000 will be paid back by the AAATA and the DDA.
