6 window frame repair tips -

Besides their primary purpose -- holding the window glass in place -- your window frames help to insulate your home. Normally a long-life item which may last you 30 years or more, window frames can, however, deteriorate due to lack of care and exposure to severe weather conditions. To keep them in good shape and extend their useful life, inspect your frames periodically and fix any problems as soon as they come up. Wooden frames, especially, require regular maintenance. Youll find that minor window frame repair jobs are often surprisingly easy to take care of yourself.
1. Peeling Paint. Scrape and sand the frame. Make sure the surface is clean, dust-free and dry. Then prime with a high quality acrylic primer. Top with an exterior paint made by the same manufacturer as the primer. Latex paint is preferable to enamel because it allows moisture to escape. Avoid painting over movable parts of the frame. TIP: Preserve wooden window frames by repainting them every 3-5 years.
2. Compound Loss. Old wooden frames use glazing compound to hold the glass in place. If sections of the compound are loose or cracked, scrape them out. Prime the surface and apply fresh putty to repair the window frame. After allowing the compound to dry, paint to seal its seam with the windowpane.
3. Jamming. Damp, humid, or stormy weather may cause minor swelling of your wooden window frames, leading to jams. If they continue to be difficult to open even when the days are dry, fix your window frames by cleaning thoroughly and applying a household lubricant or silicone spray. When painting window frames, be careful not to apply an overly thick coat, to minimize future jamming problems.
4. Rot. Wooden window frames need to be checked occasionally for signs of rot. The treatment necessary depends on the severity of the decay. The good news for you and your wallet is that in many cases, rotten window frames can be repaired and do not need to be replaced altogether. (However, if more than 10 percent of the frame has rotted, window frame replacement may well be your best option.) For a DIY window frame repair, take out the rotted section of the wood with a chisel or screwdriver or for larger areas, a saw. Cut away at least 2 additional centimeters, to ensure that only sound wood remains. Remove all debris and dust, leaving the damaged site clean. Small spots can be mended with epoxy wood filler. Larger holes should be patched with a piece of wood cut to size. Glue the piece in place and coat both frame and patch with wood preservative. After the glue has completely dried, sand and fill in any gaps or cracks with wood filler. Dry, sand, and paint as described in Tip #1 (above).
5. Drafts. If your window frames are allowing cold or hot air into your home, your homes energy efficiency will be reduced, resulting in a less comfortable environment and increased utility bills. Check the frames rubber seals and replace any that are worn out. This will also prevent moisture penetration.
6. Cracks and Holes in uPVC Frames. Unplasticized polyvinyl chloride (uPVC) frames tend to be quite durable. However, if they do develop cracks or holes, you can repair uPVC window frames with PVC gap filler, which comes in resin or powder form.

Around 8 p.m. Wednesday night, Oklahoma City fire crews responded to the Wesley Village Retirement Home and found the sprinkler system going off, and flooding in many of the units there.
Well at first it was a trickle and then in a matter of minutes it was a gusher, said Arthur Copeland, who lives on the fourth floor of the Wesley Village housing complex.
Copeland called News 9 for help as soon as the building started flooding. We looked our floor over, and saw it wasn't necessary to evacuate our floor because it was going below us.
Residents took the News 9 crew inside to see some of the damage up close.
Most of the water had been cleaned up by the time the News team arrived. But, you could still see where it flooded the stairways and the ceiling tiles of the first floor, second floor and third floor.
It even caused the buildings only elevator to be out of order and caused water damage to at least one person's stove and kitchen.
Everything was gushing and coming down pretty fast, said Copeland.
The Oklahoma City Fire Department told News 9 they responded to a 911 call at the retirement facility Wednesday night, and found the sprinkler systems going off on the third floor, but there were no signs of fire or a gas leak.
They say they did find a stove that was left on, which was spewing gas fumes into the air.

One person died and at least two others were injured after falling from chairlifts during the past week, in one of the busiest times of the year for skiing.
A Brooklyn mother, 44, died in upstate New York Sunday when she fell 25 feet. Her death was later ruled accidental.
Tyler Russell, 10, fell nearly 20 feet from a lift in Oregon last Saturday while trying to adjust his snowboard.
I said, Im going to put my foot behind my snowboard, and then I went forward too much, said Russell, who wasnt seriously injured.
A 5-year-old was hospitalized in New York Tuesday after slipping under his chairs safety bar and falling 18 feet.
In truth, youre more likely to die riding an elevator than a ski lift, with 15 deaths reported in the past four decades, and no fatalities from a chairlift malfunction since 1993, according to the National Ski Areas Association, which represents ski area owners and operators.
But Mike Russo, the risk and safety manager at Copper Mountain Resort in Colorado, said skiers need to know the risks of riding on a chairlift, and take safety seriously.
If you think you are going to drop something like a pole or a glove, he said, its best just to let that item drop and then somebody can go back around and pick it up for you.

An obese dachshund has managed to lose a whopping 43 pounds after spending a year on a strictly-controlled diet plan.
Dennis, whose weight peaked at an unbelievable 56 pounds just over a year ago, also had to undergo surgery in order to remove all of the excess skin left behind after he dropped the weight.
The canine companion first starting piling on the pounds after being left in the care of his owner's uncle, who fed him a dangerous combination of human food and fatty dog treats.

Crackerjack deal for bowls club -

CITY Bowls Club says a deal it signed with construction company Probuild is a "win-win" for everyone involved.
The club has agreed to house the work sheds of the company that is redeveloping Grand Central and Gardentown. A number of Probuild's work sheds are housed across from the club, but, in February, they will be moved onto the club's smaller bowling green.
At a special general meeting of City Bowls Club in December, members agreed to Probuild's proposal to move the sheds onto the little-used playing surface.
In return, Probuild has promised to fully refurbish the green after the two-year period and will also install lights for the club's main green.
The installation of the lights will allow members to play bowls at night for the first time.
The small green's refurbished surface is likely to be synthetic.
The deal has been approved by Toowoomba Regional Council, which is the club's landlord.
City Bowls Club spokesman Graham Healy said it was a "win-win" situation for everyone.
"There's been some minor inconvenience from construction, but the relationship between ourselves and Probuild has been fantastic.
"A lot of the construction workers have actually joined the club and are utilising the facilities of a little licensed club right next to their worksite.

FRESNO, Calif. The new year is expected to bring rising chicken egg prices across the United States as California starts requiring farmers to house hens in cages with enough space to move around and stretch their wings.
The new standard backed by animal rights advocates has drawn ire nationwide because farmers in Iowa, Ohio and other states who sell eggs in California have to abide by the same requirements.
To comply, farmers have to put fewer hens into each cage or invest in revamped henhouses, passing along the expense to consumers shopping at grocery stores. California is the nations largest consumer of eggs and imports about one-third of its supply.
Jim Dean, president and chief executive of Centrum Valley Farms in Iowa and Ohio, said one of his buildings that holds 1.5million hens is about half full to meet Californias standards, and another building may have to be completely overhauled.
Farmers such as Dean in cold climates will have to install heaters to replace warmth formerly generated by the chickens living close together. Dean said thats something people in sunny California didnt consider.
Youre talking about millions upon millions of dollars, he said. Its not anything thats cheap or that can be modified easily, not in the Midwest.
California voters in 2008 approved the law backed by animal rights advocates to get egg-laying hens out of cramped cages and put them by Jan. 1, 2015, in larger enclosures that give them room to stretch, turn around and flap their wings.
State legislators followed with the companion piece in 2010 requiring the out-of-state compliance.
In anticipation, egg prices have risen already, said Dave Heylen of the California Grocers Association, adding that the holiday season, cold weather across the country and increased exports to Mexico and Canada also contributed to a year-end price spike. He said he expected that supplies would remain adequate to meet demand.
