Shed – Wikipedia, the free encyclopedia - November 26, 2013 by Mr HomeBuilder

"Toolshed" redirects here. For the Tool demo album, see 72826.

A shed is typically a simple, single-storey structure in a back garden or on an allotment that is used for storage, hobbies, or as a workshop.

Sheds vary considerably in the complexity of their construction and their size, from small open-sided tin-roofed structures to large wood-framed sheds with shingled roofs, windows, and electrical outlets. Sheds used on farms or in industry can be large structures. The main types of shed construction are metal sheathing over a metal frame, plastic sheathing and frame, all-wood construction, and vinyl-sided sheds built over a wooden frame

The simplest and least-expensive sheds are available in kit form. Both shed kits and "do-it-yourself" plans are available for wooden and plastic sheds. Sheds are used to store home and garden tools and equipment such as lawn tractors, and gardening supplies. In addition, sheds can be used to store items that are not suitable for indoor storage, such as petrol (gasoline), pesticides, or herbicides.

For homes with small gardens or modest storage needs, there are several types of very small sheds. The sheds not only use less ground area but also have a low profile less likely to obstruct the view or clash with the landscaping.

These small sheds include corner sheds, which fit into a corner (3ft tall 3 wide 2 deep, or 0.910.910.61m), vertical sheds (534 ft deep, or1.50.911.2m), horizontal sheds (354 ft or 0.911.51.2m), and toolsheds. When a shed is used for tool storage, shelves and hooks are often used to maximize the storage space. Gambrel-style roofed sheds (sometimes called baby barns), which resemble a Dutch-style barn, have a high sloping roofline which increases storage space in the "loft" area. Some Gambrel-styles have no loft and offer the advantage of reduced overall height. Another style of small shed is the saltbox-style shed.

Larger, more-expensive sheds are typically constructed of wood and include features typically found in house construction, such as windows, a shingled roof, and electrical outlets. Larger sheds provide more space for engaging in hobbies such as gardening, small engine repair, or tinkering. Some sheds have small porches or include furniture, which allows them to be used for relaxation purposes. In some cases, teleworkers and homeworkers in general who live in mild climates use small to medium-sized wooden garden sheds as outdoor offices. There is a growing industry in providing "off the peg" garden offices to cater for this demand, particularly in the UK but also in the US.

Shed owners can customize wooden sheds to match the features (e.g., siding, trim, etc.) of the main house. A number of decorative options can be added to sheds, such as dormers, shutters, flowerboxes, finials, and weathervanes. As well, practical options can be added such as benches, ramps, ventilation systems (e.g., in cases where a swimming pool heater is installed in a shed), and electric lighting. Sheds designed for gardening, called "potting sheds", often feature windows or skylights for illumination, ventilation grilles, and a potter's bench for mixing soil and re-potting plants.

The main types of shed construction are metal sheathing over a metal frame, plastic sheathing and frame, all-wood construction, and vinyl-sided sheds built over a wooden frame. Each type has various advantages and disadvantages that a homeowner has to consider. For example, while metal sheds are fire and termite-resistant, they can rust over time, or be severely damaged by high winds. The International Building Code(IBC) defines a shed as a building or structure of an accessory character; it classifies them under Utility and Miscellaneous Group U (Chapter 3 Section 312).

Metal sheds made from thin sheet metal sheathing (galvanized steel, aluminium, or corrugated iron) attached to a metal frame. Metal sheds are a good choice when long-term strength and resistance to fire, rot, or termites is desired. However, metal sheds may rust over time, particularly if they are constructed from steel that is not galvanized. Be aware that concrete is highly corrosive so care needs to be take when assembling your shed to avoid contact with the outside panels.[2]

Septic to Sewer – Olympia, WA - November 26, 2013 by Mr HomeBuilder

The purpose of Olympia's Wastewater Utility is to protect public and environmental health by ensuring that wastewater is collected and conveyed to treatment and disposal facilities with minimal risk.

With the exception of properties served by septic systems, also known as Onsite Sewage Systems (OSS), the Utility performs the collection of all wastewater within the Olympia urban growth area.

The Olympia City Council made septic systems a key policy issue of the current Wastewater Management Plan. For the protection of public and environmental health and to meet zoning densities, the Plan significantly limited the use of septic systems for development within the city limits and recommended establishing a program to gradually promote the conversion of properties from septic systems to the sanitary sewer.

There are more than 2,000 septic systems within the Olympia City limits and an additional 2,200 septic systems are located within the City's urban growth area. Even at low to moderate housing densities, unfavorable soil conditions combined with shallow groundwater levels, challenge development served by septic systems.

Water quality problems associated with septic systems in our region are well documented. Even properly functioning septic systems still discharge only partially treated wastewater to the environment. Under the authority of the Clean Water Act, the State of Washington has listed several Olympia streams as impaired by bacteria and the State is developing recovery plans. Failing septic systems are also a principal cause of shellfish harvesting restrictions in Henderson Inlet.

The Olympia City Council approved revisions to the municipal code establishing the Septic to Sewer program (effective August 17, 2009). The voluntary program provides incentives for residential connection of septic systems to sanitary sewer as well as cost recovery mechanisms for the City to make sewer extension projects possible.

If you currently have a septic system and you are interested in connecting to the sewer system, the City will waive the sewer general facility charge if you make the connection within two years of notification of the sewers's availability. The City will notify property owners by mail when the sewer becomes available and when the GFC waiver will expire for their property. If you know that the sewer is currently available to your property, there is no need to wait for notice from the City to benefit from the GFC waiver.

The Utility also has funding available to construct a limited number of neighborhood sewer extension projects. Property owners that choose to connect with a new sewer project will be required to reimburse the City some portion of the cost of constructing the sewer infrastructure. In neighborhoods selected for a sewer extension project, the City will:

Neighborhood sewer extension projects will be selected based on the following criteria:

The City continues to seek neighborhoods interested in sewer extension projects. The key factor in selecting a sewer extension project will be the neighborhood's level of interest and commitment. Sufficient interest is needed to make a project cost effective and successful.

How To Find The Sewer Clean Out – About.com Plumbing - November 26, 2013 by Mr HomeBuilder

A main line stoppage is the ultimate drain clog that will cause all of your plumbing to back up. When you encounter this problem knowing where to find the sewer clean out, if you have one, is very important. Unfortunately, not every house has a clean out and those that do can be hard to find. These tips will help you find the sewer clean out at your house. Start by looking for a sewer cap or a clean out cap in the front yard. Make sure to look under and behind bushes that are close to the walls of the house. Next, look on the sides of the house particularly where the bathrooms are. Lastly, look inside the house near or behind the toilets. This is rare but some houses have the clean out inside. Dont stop looking after you find one sewer clean out. Often, a house has multiple clean outs and it is important to know where they are all at.

Knowing where the sewer clean out is before you have a main line stoppage is highly recommended. Even if you do not intend to clear it yourself, a plumber will want to know if you have one and where it is.

Pool Cabanas – Tips & Ideas on Site Selection, Landscaping … - November 26, 2013 by Mr HomeBuilder

There are several things to consider when planning to build a pool house cabana, but with an eye for detail and careful planning, you can have everything you dreamed of and more. The first question to consider is "what do I intend to use my pool cabana for"? To some extent the answer to this question will impact all others. We suggest you make a list of all the functions you would like your Pool House to serve, as part of the planning process. If you are installing a new pool, be sure to involve your pool company in the decision making process; they will have some good suggestions and certainly the experience to know what's important for your structure.

Cabana Site Choice | Pool House Design | Finishing Touches | Cabana Size | Cabana Construction Materials Roofing | Building your Cabana Yourself | Choosing a Cabana Design Style

Location - There aren't too many choices here; generally you will locate your pool house cabana within striking distance of your pool. There are some things to consider though: how to maximize sunlight; do I want the cabana to be front and center or blend into the landscape a little; do I need to run electricity and, do I need to plumb it for a bar sink, toilet, or outdoor shower. Evaluate the pros and cons of your preferred site in all four seasons. The surrounding foliage (and weather) can be very different from one season to the next. All of these considerations may have some impact on where you decide to build your pool house.

Once you have decided on a site, choose a cabana size that'll suit your needs (see 'choosing a size' below). It's a good idea to stake out your pool house to ensure that the fit is comfortable for your needs and that the location is harmonious with your landscape.

Zoning - Decisions made on the size, location, and style of your pool house cabana are not entirely in your hands. Be sure to check with your municipality to ensure that you are meeting the local zoning and permit requirements. If you are under 100 sq. ft. you will not likely require a permit; however, there are usually some restrictions such as a two or three foot set back from a property line to contend with (please see zoning and permits for more information). In some regions there may even be specific regulations pertaining to the construction of structures near a pool. Always check first with your local municipality before building!

Grade - Typically, pool houses are built on concrete pad foundations. Often customers are pouring concrete for their pool, so it's very economical to pour an additional pad at the same time. It's not usually necessary to pour a pad though; patio stones or a crushed stone base work just fine. Regardless of your choice, be sure that the grade is level and that it has good drainage.
